How do I open an account?
Click "Start free" on the homepage and choose whether you are a landlord, tenant, or contractor. You will be signed in straight away — no credit card required.
How do I reset my password?
Go to the sign-in page and click "Forgot password". You will receive an email with a secure link to set a new one.
What are the system requirements?
MySmartRental is web-based and runs on any modern browser (Chrome, Safari, Edge, Firefox) on desktop or mobile. Native iOS and Android apps are also available.
Billing & pricing
How is the monthly fee calculated?
We charge per unit based on volume tiers. Larger portfolios unlock lower per-unit rates with a minimum monthly spend.
Can I upgrade my plan later?
Yes. Your plan scales automatically with your portfolio — cross a unit threshold and the per-unit rate adjusts in the next billing cycle.
What payment methods do you accept?
M-Pesa STK push is built in and is how most landlords and tenants pay. Bank transfers are also supported for larger portfolios.
Privacy & security
Is my tenants' data secure?
Yes. Data at rest is encrypted with AES-256, and every request is served over TLS. Documents and photos live in secure, access-controlled storage.
Who owns the data I upload?
You do. We only host the data so we can run the service. You can export or delete it at any time.
Maintenance & repairs
How do tenants report issues?
From the tenant app or web portal, tenants tap "Log issue", add a short description, and attach photos. The ticket lands in your landlord dashboard immediately.
How do I pay contractors?
Contractor invoices are tracked inside MySmartRental. Mark them paid once work is verified, and the history stays on the ticket for future reference.
